Paid Off Your Housing Loan? Congratulations! But Wait... Are You Really the Owner Yet?

After years of hard work, you’ve finally paid off your housing loan. You might be celebrating, but did you know there is one crucial final step before the house is truly yours?

It’s called a Discharge of Charge (DOC).

When you take a loan to buy a house with an Individual or Strata Title, the bank registers a "Charge" on your property under the National Land Code. This means the bank’s name is printed on your original property title (Geran) as the "Chargee."

Even though your loan balance is RM0.00, the bank's name remains on your title until you officially remove it. The Discharge of Charge is the legal process of un-pledging your property and erasing the bank's claim on your title.
